What forensic 3D scanning documents: cracks, spalls, settlement, deflection, failed members

A forensic scan captures the condition of a structure or component at a known date and time, in full color, at a resolution fine enough to measure a hairline crack. Slab and wall cracking, spalled or delaminated concrete, settled footings, deflected beams, out-of-plumb columns, fractured welds and bolts, fire-damaged steel, and storm-torn roof assemblies are all within range of a handheld scanner, and all of them disappear the moment repair starts.

Because the scanner records geometry rather than a picture of it, the model can be measured in ways nobody thought to ask about on the day: the width of a crack at a point three feet from the column, the gap under a straightedge, the angle of a leaning wall. That is the difference between evidence and photographs.

3D scanning for insurance claims — storm, fire and collapse losses

Adjusters and claims managers use scan data to settle scope: what was damaged, how much, and whether the damage pre-dated the event. For hurricane, hail, and wind losses along the Gulf Coast we scan damaged assemblies before the restoration contractor starts, and we scan undamaged baseline conditions for owners who want a pre-storm record. For fire losses the scan preserves char depth, deformed steel, and spall patterns for origin-and-cause work. For collapses the scan is taken before the debris is moved, so the position of every member is preserved.

Construction defect documentation for litigation and expert witness support

Construction defect matters turn on what was built versus what was specified. We scan the as-built condition — cover, dimensions, flatness, alignment, finish — and overlay it on the contract drawings so counsel and the engineer can see the deviation measured rather than argued. The scan technician documents the capture procedure, equipment, settings, and controls so the person who oversaw the capture can describe it under oath; opinions about cause and responsibility are given by licensed engineers engaged for the matter, not by us.

Crack mapping and deformation measurement from the point cloud

From the model we produce a crack map — every crack located, its length traced, widths measured at stated intervals — and deformation measurements: beam and slab deflection against a best-fit plane, floor levelness, column and wall plumb, and bulge or bow in masonry. Repeat scans at intervals show whether a crack is growing or a wall is still moving, which is the question an owner asks before deciding between monitoring and shoring.

Structural failure documentation before demolition or repair

When a member fails, there is a short window between making the site safe and clearing it. A handheld scanner needs no tripod, no targets, and no power on site, so we can capture a failed connection, a punched slab, or a buckled column in the minutes the safety plan allows, from the angles a tripod scanner cannot reach. Fracture surfaces, deformed shapes, and the positions of fallen pieces are preserved in one model before anyone touches them.

Deliverables: point cloud, measurements, exhibits, chain of custody

Each matter receives a time-stamped registered scan, a color mesh, a measurement report with the figures the engineer asked for, annotated crack maps and section cuts suitable for exhibits, and a chain-of-custody log covering capture, processing, and storage. Where samples are needed we core and sample under the same custody record through our forensic engineering group, so the physical and digital evidence share one file.

Forensic & Claims Scanning: questions buyers ask

Can a 3D scan be used as evidence?

Scan data has been admitted in US courts under the same demonstrative-evidence tests applied to photographs and surveys, provided a competent witness can describe the equipment and the procedure. We document both on every matter so the person who oversaw the capture can testify to it; whether and how it is used is counsel's decision.

How accurate is forensic 3D scanning?

The scanner is rated at 3D point accuracy up to 0.1 mm, which is finer than a crack comparator card. Over a whole wall or slab the achieved accuracy is a few millimeters, and every report states the accuracy achieved on that capture rather than the brochure figure.

When should the site be scanned — before demolition, repairs, or the lawyers?

Before any of them, and before weather changes the condition. Physical evidence degrades, gets repaired, or gets hauled off; a scan taken the week of the event is worth more than any amount of testimony later.

Can you measure crack widths, deflection, settlement and plumb from the scan?

Yes. Crack widths are measured at stated intervals along each traced crack; deflection and settlement are reported against a best-fit plane or the original design elevations; plumb and bow are reported per element. Repeat scans show change over time.

What is the difference between a 3D scan and photos or a 360 walkthrough tour?

A walkthrough tour is a set of photographs you can navigate; it shows that damage existed. A 3D scan is measured geometry; it shows how much, where, and to what tolerance, and it can be overlaid on drawings and compared with a later scan.

Who gives the engineering opinion?

Licensed engineers engaged for the matter. We capture, measure, and document; the engineer evaluates cause and responsibility and seals the report. If you do not have an engineer yet, our forensic engineering group can engage one.

How long does it take to scan a collapse or failure site?

A failed connection or a damaged bay is typically captured in an hour or two; a collapsed structure in a day. The handheld scanner needs no tripod setup or targets, so most of the time on site is the safety plan, not the scanning.

Will the scan work for my insurance claim?

Adjusters receive the measurement report, crack maps, and exhibits in PDF plus the model for their own engineer. We do not write claims or give coverage opinions; we provide the measured record both sides can work from.
