Texas never went through the rectangular survey system, so a Houston boundary is a chain of metes and bounds calls running back through decades of deeds and, eventually, to a Spanish or Mexican land grant. That is why boundary work here is a research problem before it is a field problem, and why gaps, overlaps, and calls that do not close are common enough to be routine. We run the deed chain, set the corners, and produce boundary, topographic, ALTA, and construction staking surveys that survive title review. On the construction side, we stake building corners, utilities, and grades so the design lands where the plans said it would.

Do I need an ALTA survey?
If a commercial lender or title company is involved, almost always. An ALTA/NSPS survey ties boundary, improvements, easements, and title exceptions into one drawing that the title company will actually insure against.
Can boundary and topographic surveys be ordered together?
Yes, and they should be. One mobilization, one control network, one crew. Ordering them separately costs more and risks two drawings that do not agree with each other.
